Our team asked to design two-story addition to an existing home in Clyde Hill, enhancing its functionality and maximizing available space. We created all architectural drawings, including detailed floor plans, elevations, and construction details, ensuring a seamless integration with the original structure.

Once the design was finalized, we secured the necessary permits, allowing for smooth execution. The addition transformed the home, providing expanded living space while preserving its original character and style.

This project involved transforming a former storage space into a fully functional restaurant. Our team was responsible for designing the entire interior, ensuring the design adhered to all building codes, regulations, and local rules. We meticulously prepared detailed floor plans, elevations, and construction drawings, tailored to the specific needs of the restaurant, and submitted everything for city approval.

Special attention was given to meet the requirements of the Public Health Department, ensuring the space complied with health and safety standards. Through careful planning and collaboration with the relevant authorities, we successfully secured the necessary permits, bringing the restaurant concept to life while meeting all regulatory requirements.

Our team was engaged to address multiple components of this project, ensuring compliance with city regulations while enhancing the property’s functionality and aesthetics. The scope included obtaining permits for existing retaining walls, a concrete wall, and a Modpool installation.

Additionally, we designed and prepared the necessary documentation for a proposed deck, concrete stairs, and landing. Our work included detailed architectural and structural plans to meet code requirements, providing a seamless process from design to permit approval. The project harmonized outdoor living spaces with modern design, creating a functional and visually appealing result.

Our team was asked to provide structural calculations and drawings for Lakeview Hotel

Location: Bellevue, WA

Our team was tasked with designing a garage addition for a 1970s home while maintaining its original charm. We prepared all necessary drawings and documents to secure the construction permit.

Situated in a “critical zone,” the project required additional services, including:

• Geotechnical Report: Soil stability analysis.

• Mitigation Plan: Environmental impact measures.

• Public Health Report: Compliance with safety regulations.

Despite the challenges, we delivered a functional and compliant design tailored to the site’s unique requirements

This project involved redesigning and rebuilding a deck for a property in Auburn. The original deck, located too close to the property line, received a red tag from the city, requiring immediate attention and compliance.

Our team stepped in to provide a complete redesign, incorporating structural engineering adjustments and updated architectural plans. We addressed all code requirements and prepared the necessary documents to secure a new permit. Once approved, the deck was rebuilt to meet city standards while enhancing the property’s usability and appeal.
